Homes in Newmarket
The Downtown Newmarket heritage district situated at Main Street, south of Davis Drive , is brimming with Victorian and Edwardian style homes from the late 1800s and early 1900s. This historic district is buffered by ranch-style bungalows and two-storey homes that were built mostly in the 1950s, 60s, and 70s. Newer condominiums and townhouses now proliferate in Newmarket. In particular you will find many entry level housing options around the Newmarket Town Hall located at 395 Mulock Drive.
Much of the housing development currently taking place in Newmarket is located just along the Yonge Street corridor where you will find a good mix of detached, and semi-detached houses and townhomes. A selection of low and mid-rise condominium apartment buildings can also be found in this area. A fair number of condominium apartment buildings are also being built in the Mulock Drive and Bayview Avenue area. In the idyllic Newmarket countryside, you will find a limited number of higherend subdivisions with homes on estate size lots.

Newmarket is known as the “Heart of York Region”. Indeed it is strategically situated right in the centre of York Region approximately a half hour drive north of the Toronto city limits. As of June 2013 there have been 763 reported MLS sales in Newmarket. The average sale price is currently $481,000. Melanie Gaulin, Sales Representative, Main Street Realty Ltd., Brokerage, reports: "The Newmarket real estate market is very close to being in a buyers market right now. There is currently lots of inventory and houses are taking a little longer to settle." Gaulin adds: "overall prices have remained steady and may even be slightly higher than last year."
Newmarket currently has the highest list to sale price ratio (99%), and average days on the market (21) of any municipality in York Region. This may be because Newmarket has the most affordable real estate in York Region and as a result a geater pool of buyers. According to Gaulin those buyers "are mostly coming from Toronto, or moving within the town." Gaulin explains that: "Toronto buyers are attracted to the fact you can get a detached home in Newmarket with a double car garage for less than half a million dollars; whereas the same house in Toronto would be over a million dollars."
Gaulin points out that while Newmarket has an abundance of detached homes with double car garages, "there is also a growing condo market as well." Some examples of Newmarket real estate values include the following: Detached home average price $582,000, Semi-detached average price $401,000, Condominium townhouse average price $320,000, Condominium apartment average price $259,000.
Gaulin offers the following advice for buyers looking to move to Newmarket. "You may be surprised at how diverse the town is with so many different residential pockets. Prices can vary widly from one location to the next. You can find a home for $300,000 all the way up to over a million dollars. It is important to work with a local Newmarket Realtor who understands the neighbourhoods and can make sure your selection is the right fit for your needs and your family."
