Cedarvale's Tudor and Georgian style houses were built mostly between 1920 and 1950. The bigger and more expensive Cedarvale homes are on premium lots overlooking the ravine.

Cedarvale's interior streets contain a mix of good size family homes and sturdy little starter homes. There are also a number of multi-plex houses and walk-up apartment buildings located on the periphery of this neighbourhood.

Cedarvale has recorded a lofty 81 sales this year. Karen Anthony, Sales Representative, Royal Lepage Johnston and Daniel Division reports that the majority of Cedarvale buyers "are young couples looking to move into the neighbourhood as well as families moving up within Cedarvale to larger homes. They are choosing Cedarvale because of great schools, access to the Cedarvale ravine, local parks and playgrounds and  the proximity to great shopping, restaurants and public transit. It’s a great neighbourhood!"

Cedarvale has an interesting mix of bungalow and semi-detached starter homes together with detached executive homes on generous size lots. Overall the average 2013 sale price in Cedarvale is $878,000. Anthony reports: "There is high demand for bungalows, good sized lots and three bedroom homes priced under $1,000,000". The demand for homes in this neighbourhood is reflected in the average list to sale price ratio which is 98%, and in the average days on the market which is just 17 days. Anthony confirms: "It’s a sellers’ market in the under $1,325,000 price bracket, which has been the average price for a four bedroom home for the last half of 2013."

Anthony adds: "It’s been a tight market for three bedroom homes, with the same number of homes on the market in 2012 and 2013. There were three times as many four bedroom home sales in 2013 than in 2012 and they sold faster in 2013.  Additions, renovations and top-ups continue, however, the latest trend has been total demolition and construction of new homes."

There are certainly alot of choices for homebuyers in this neighbourhood in all price ranges. In order to decipher it all accurately and make your best move in Cedarvale, Anthony advises that "buyers need to be prepared to move quickly if a property of interest comes on the market."

The Cedarvale neighbourhood has recorded 39 sales thus far in 2012. Karen Anthony, Sales Representative: Royal LePage Real Estate Services Ltd. JOHNSTON & DANIEL DIVISION, Brokerage, lives in Cedarvale and has sold home in this popular neighbourhood for many years. Anthony reports "It is a seller’s market in the under $1,000,000 range." Overall Cedarvale homes are selling briskly with an average list to sale price ratio of 98%.

There were 29 Cedarvale sales recorded thus far in 2012, in the $500,000-$1,000,000 range. These comprised a variety of bungalows, semi-detached homes and smaller detached 2-storey homes. There were 10 sales recorded above $1,000,000. These executive homes were situated on a premium 50 foot plus frontage on signature streets in the neighbourhood. Anthony says: "While there are some small bungalows in the neighbourhood, most are two-storey three and four bedroom side hall or centre hall homes.

Cedarvale houses sell on average in just 12 days after hitting the market. There always seems to be a waiting list of buyers attempting to buy into the neighbourhood and for good reason. Anthony explains some of the the reasons for this pent up demand. "Cedarvale is very central and is close proximity to good shopping, transit and schools such as Cedarvale Community School, Robbins Hebrew Academy and the new location of Leo Baeck Day School South Campus which opened at the old Arlington Middle School site. Of course, the Cedarvale ravine and park, with its walking trails, playgrounds, soccer and baseball fields, dog park and new outdoor public skating rink, are major factors in homebuyers choosing Cedarvale. The neighbourhood will be even better served over the next few years with the completion of the Eglinton Crosstown transit line."

Cedarvale homes were built mostly in the 1940s. The tree-lined streetscape is adorned with handsome Georgian and Classic Tudor-style homes. Many of these homes are being renovated and the new buyers are adding extensions at the rear of the houses. Anthony has also noticed that "over the last few years, investors have been purchasing homes to renovate and resell." Even though the Cedarvale neighbourhood has long been overshadowed by its cousin neighbourhood to the east - Forest Hill - it has gained traction with savvy homebuyers in recent years who recognize the great value this neighbourhood has to offer.
