Casa Loma Real Estate Update 2012
Casa Loma's large Tudor, Georgian, Edwardian, and English Cottage style homes were built mostly between 1905 and 1940. The houses on the south side of Lyndhurst Court enjoy a spectacular view of Toronto's skyline and Lake Ontario. Many homes in this neighbourhood back onto the Nordheimer ravine, a virtual forest of mature oak and maple trees.
In addition to single family houses, the Casa Loma neighbourhood contains a mix of duplex and triplex houses, luxury townhouses, condominiums and co-ownership apartment buildings.
Toronto's Casa Loma neighbourhood is highly coveted by homebuyers. If you are planning on buying a home here you should be prepared for what might be a lengthy but worthwhile home search. Hannah Math Slan, Sales Representative, Harvey Kalles Real Estate Ltd Brokerage explains: "New listings do not come on the market very often as this is a small enclave with just a few streets so when a new listing does appear it goes very quickly provided it is priced right". Homes in the Casa Loma neighbourhood are currently averaging just 19 days on the market and have a list to sale price ratio of 98%.
To date in 2012 there have been just 20 homes sold in the Casa Loma neighbourhood. The average price of a house south of Davenport is $760,000. Closer to St.Clair on the crest of the escarpment is where you will find the larger Casa Loma homes where the average price of a home climbs to a steep 1.7 million. Some of these estate homes command beautiful vistas of the city and sell in excess of 2 million dollars.
The Casa Loma neighbourhood has been a fashionable address ever since 1911 when the wealthy industrialist Sir Henry Mill Pellatt built a magnificent medieval style castle on the St. Clair escarpment naming his home Casa Loma. This was the largest residence in Toronto and other homes in the neighbourhood built soon after would try and emulate its grandeur albeit on a much smaller scale. Today, Casa Loma is still a neighbourhood landmark but it is now a public residence enjoyed by all as one of Toronto's most popular tourist attractions.
The Casa Loma neighbourhood also offers a plethora of condominium living opportunities. Casa Loma has an eclectic mix of both new and old condominium buildings. The Casa Loma neighbourhood has recorded 14 condominium sales so far this year, with an average sale price of $780,000. If you are looking to purchase a new condominium then, The Churchill condominium located on the south side of St.Clair, west of Spadina may be right for you. This is a luxury boutique building with just 45 suites. Math Slan has sold suites in this building and says "The views are spectacular. Many of the units have downtown city vistas where you can see Lake Ontario on a clear day. Other units look out over the the Nordheimer Ravine and Sir Winston Churchill Park". These units sell from $800,000 to $1.5 million. It is not surprising the Casa Loma neighbourhood is in great demand with homebuyers. It has many great attributes including beautiful architecture, convenient access to the subway and shopping, great parks and close proximity to excellent public and private schools. But location alone cannot make a neighbourhood as Math Slan explains: "Casa Loma is "the most interesting neighbourhood I have ever lived in, with the most delightful mix of people and everyone is very friendly".
