Davisville Village Real Estate Update 2012
The Davisville Village neighbourhood has recorded one of the highest number of sales of any Toronto neighbourhood so far in 2012. In total 92 homes have already sold this year in Davisville Village. Davisville Village offers a wide assortment of houses in many price ranges which accounts for the plethora of buyers flocking to this neighbourhood. Sophie Solomon, Sales Representative at Royal Lepage Estate Realty explains: "Davisville Village provides a midtown address without the highest prices. It's a great family neighborhood with Rowlands Park which has a splash pad and playground. Maurice Cody Junior Public School is considered one of the top schools to send kids. Mount Pleasant has a fantastic selection of Bistros, Pâtisseries and Bars."
The average sale price for a home in Davisville Village is currently $972,000. Remarkably; just 14 of the 92 houses sold, have been under the asking price. And the majority of these houses sold quickly with an average of just 8 days on the market. Solomon provides the following insight for prospective Davisville Village buyers: "Since it has become a desirable spot you can expect to be involved in bidding wars for many homes as inventory remains low and demand high."
The following is a further breakdown on the recent sales in this neighbourhood: There were a total of 54 detached houses sold, with most of these between $800,000-$1,00,000. There were 29 sales over $1 million dollars. Newer custom homes in this neighbourhood start in the $1.3 million dollar range with some of the more exclusive offerings pushing up close to the $2 million dollar mark. These new custom homes feature an assortment of selling features from built-in garages, beautiful landscaping, gourmet kitchens and lavish master en-suites.
The entry level market in Davisville Village is dominated by semi-detached houses. Many of these whimsical homes feature an arts and crafts style look with pretty front porches and charming interior features such as: fireplace, hardwood floors, stained or leaded glass windows, and decorative wood trim mouldings and baseboards.. There have been a total of 38 semi-detached or town-homes sold this year with prices starting around $700,000. Many of the original semi's in the neighbourhood are now approaching eighty to ninety years old. These homes have a timeless elegance and appeal. Solomon points out that Davisville Village "is one of the few places off Yonge where you can get a semi-detached home for under 800k."
If the price point for a house in Davisville Village does not meet your budget you may want to consider a condominium apartment. In recent years there have been a number of new condominium buildings built on the main arterial streets including: Mount Pleasant Road, Davisville Avenue, Merton Street, Yonge Street and Eglinton Avenue. One bedroom condos sell in the $300,000-$450,000 price range while two bedroom units sell from $450,000 to over $1,000,000. Prices vary greatly depending on square footage, whether or not there is a balcony with a nice vista, the quality of interior finishes, the availability of parking, building recreational amenities and security such as a 24 concierge.
Davisville Village is certainly one of the best neighbourhoods in Toronto for families with school age children. It literally has everything from great schools and park, convenient access to public transit and an outstanding shopping area on Mount Pleasant Road. The Mount Pleasant Village BIA, is known for its collection of antique stores, boutiques, services, cafes, restaurants, bars and bistros. The historic brick buildings along this stretch together with neighbourhood and heritage landmarks including the Mount Pleasant and Regent Theatres provide a strong sense of identity and community for Davisville Village residents. Davisville Village has always been popular with Toronto home-buyers and judging by the sales activity this year the popularity of this unassuming neighbourhood has reached new heights that would likely make the village founding fathers blush.
