The Queensway neighbourhood Real Estate Update 2012

The Queensway neighbourhood nestled in south Etobicoke used to be one of the best kept secrets for Toronto homebuyers who were looking for an affordable home in a nice family oriented neighbourhood with easy access to downtown Toronto. However; Judging by the most recent statistics this neighbourhood is no longer flying under the radar. Jody ThompsonSales Representative, RE/MAX Professionals Inc, Brokerage explains that "The Queensway has experienced a whopping 7% increase in home prices in the first quarter of this year compared to a year earlier. Even with this increase, it is still one of the best value neighborhoods in Toronto, definitely a neighborhood on the rise."

There have been 22 homes sold in The Queensway thus far in 2012. So who is buying all these homes ? Thompson offers the following insight: "I am seeing a lot of first time buyers looking for value, empty nesters that find the cozy bungalows as nice a option to condo living, and investors that are looking for good value." The Queensway certainly offers good value with the average sale price in this neighbourhood being $570,000. That's pretty good value when you consider most of the homes sit on 40 or 50 foot frontages with private driveways and an attached garage.

Thompson points out: "Buyers will find tree lined streets with single family homes, charming post war bungalows and two storeys.  The bungalows sit on nice sized lots and many are sprouting second storey new additions. There are many selling features that this neighbourhood offers. Thompson points out the following attractions: "Plenty of shops and restaurants, and easy access into and out of the city make it a haven for families and singles. The area is supported by subway and Go train and is less than a 10km drive along the Gardiner Expressway to downtown Toronto. Families are attracted to the area for the excellent public schools including Etobicoke School of the Arts. Neighbourhood residents are excited by the news that the popular Queensway Park, situated at The Queensway and Royal York Road, will soon be getting a refresh for expansion and updates 

With so many positive attributes it is not suprising that homes in The Queensway are taking on average just 12 days to sell, with an average list to sale price ratio of 105% reflecting the heightened demand for homes in this neighbourhood. Many new listings are attracting multiple bids. Thompson offers the following advice to prospective buyers and sellers in The Queensway. "My advice to any homebuyer wishing to locate in this area, and home sellers relocating, is to deal with a real estate agent that knows and loves the area.  I work and live in the Queensway and have helped many buyers and sellers make a great real estate decision."
